Electric underfloor heating comparison 2026

The best electric underfloor heating mats, compared.

Top pick: HEATIT 5 m² mat with ET-84 thermostat Best value: HEATIT 3 m² 200 W/m² mat – About £42.99 for 3 m² at 200 W/m² if you add your own floor-probe thermostat. Updated October 2026.

Peter F.Editor

Electric underfloor heating is mostly a 230 V cable on self-adhesive fibreglass mesh for tiled bathrooms, kitchens and small rooms. A 12 V film for caravans sits in the same set and is not a house mat. You judge a listing by the heated area, which should be smaller than the free floor, the output in watts per square metre, whether a floor-probe thermostat is in the box, and whether the cable stays uncut. How to measure the free floor and read the output is in the [electric underfloor heating buying guide](/hub/heating/electric-underfloor-heating/sub/electric-underfloor-heating-buying-guide). It is not a house mat, and a piped wet system is a different product. You measure the free floor before you look at the heated area printed on the box. Heat says to measure those footprints rather than guess a percentage. BN rule of thumb is a mat about 10% smaller than the free floor.

The best electric underfloor heating mats in detail

HEATIT 5 m² mat with ET-84 thermostat

Rank 1

HEATIT 5 m² mat with ET-84 thermostat

∼£142

Our view

The HEATIT 5 m² listing at £142.49 prints 200 W/m², 1000 W and 4.3 A on a 0.5 m by 10 m mat, and it says one mat plus an ET-84 thermostat are included. Wet application and a shower room are allowed with the same pool and outdoor exclusions as the smaller kit. Amazon.co.uk shows 5.0 out of 5 from a single review, and there is no review body in the capture, so the star line is not evidence of performance. If your free floor after fixtures is genuinely about 5 m² and you want 200 W/m² with the controller in the box, this is the large kit counterpart to the 2 m² ET-81 row. The same 5 m² area at 150 W/m² exists cheaper as a mat-only listing, so you are paying for output and the thermostat together rather than for area alone.

Pros

  • ET-84 thermostat stated in the box
  • 5 m² at 200 W/m² (1000 W)
  • Same wet-room wording as the 2 m² kit

Cons

  • One rating only, no review text captured
  • Highest kit price in the set
  • 0.5 m width can be awkward in a narrow bathroom

Best for: About 5 m² of free tiled floor when you want 200 W/m² and a named thermostat in the order

Less suitable: Shoppers who trust review depth, or a room where 150 W/m² and a separate controller would be enough

Common questions

Is a thermostat included?

The listing says 1 mat and 1 thermostat. The title names the ET-84 white thermostat. The attribute line says 2 items.

Can it be used in a bathroom?

The listing says wet application and names a shower room. It excludes pools, spas, and outdoor use. There is no review text in the capture.

What is the mat made of?

The listing says a heating cable on fibreglass mesh, with fluoropolymer insulation. The material attribute says mesh.

bolisi 3 m² 200 W/m² mat

Rank 2

bolisi 3 m² 200 W/m² mat

∼£52

Our view

Bolisi’s 3 m² mat at £51.99 is 200 W/m² on 230 V, with the thermostat sold separately and a 2 m corrugated tube for a floor sensor included in the box. That tube is useful if you already chose a controller that accepts a probe, but it is not the same as a thermostat. The listing says you may cut and turn the fibreglass mesh and must never cut, shorten, cross or overlap the heating cable. Amazon.co.uk shows 5.0 from one review, again without captured review text. A UKCA claim appears in a bullet; this comparison did not verify the mark. Bathroom suitability is not answered clearly on the page, which names tile and suitable wood or laminate instead. Compared with a HEATIT minimat at a similar size, you trade a lower mat price for buying the thermostat yourself.

Pros

  • 2 m floor-sensor tube included
  • 3 m² at 200 W/m²
  • Lower mat price than a thermostat kit

Cons

  • Thermostat sold separately
  • One rating, no review body
  • No clear wet-room yes on the bullets

Best for: A 3 m² tiled floor when you will pair the mat with your own probe thermostat

Less suitable: A one-box bathroom kit, or buyers who want many UK reviews before tiling

Common questions

Which thermostat works with it?

The listing says the thermostat is sold separately and includes a 2 m corrugated tube for a floor sensor. It does not name a thermostat model.

Can this fit an awkwardly shaped room?

The listing says you can cut and turn the fibreglass mesh. It says never cut, shorten, cross, or overlap the heating cable.

Is it suitable for bathrooms?

The saved listing asks that question. The bullets do not answer yes or no. They name tile and suitable wood or laminate.

HEATIT 3 m² 200 W/m² mat

Rank 3

HEATIT 3 m² 200 W/m² mat

∼£43

Our view

The HEATIT 3 m² minimat at £42.99 prints 200 W/m², 600 W and 2.6 A on a 0.5 m by 6 m roll. The colour line says Only Minimat-d, and the bullets discuss thermostats without stating one is in the box. Amazon.co.uk shows 4.6 out of 5 from 57 ratings, which looks strong until you notice the same review texts also sit on the 1.5 m² listing, including a comment about a 4 m length that does not match this SKU. UK reviewers in the file still say the mat was easy to roll out, and one had an electrician connect it to a separate thermostat. Bathrooms and humid rooms are named, and the yellow element must not be cut. For a tiler who already owns a floor-probe controller, this is the best-value area in the capture; if you need the thermostat in the same delivery, the 2 m² ET-81 kit is the different purchase.

Pros

  • 3 m² at 200 W/m² for a low shelf price
  • 57 ratings at 4.6 stars on the capture
  • Bathrooms and humid rooms named
  • Easy roll-out mentioned in UK reviews

Cons

  • Thermostat not stated; Only Minimat-d colour
  • Review texts shared with the 1.5 m² ASIN
  • Laminate is not named on the page

Best for: A tiled room around 3 m² when you will buy or already have a probe thermostat

Less suitable: One-order kit buyers, or anyone who treats the 57 ratings as unique to this size only

Common questions

Does it come with a thermostat?

The colour attribute says Only Minimat-d. The bullets mention a variety of thermostats and do not say one is in the box.

Can it be used with laminate flooring?

The listing names tile, ceramic, stone, wood, or composite. It does not use the word laminate.

Is it easy to install?

UK reviews in the capture say it was easy to roll out. One reviewer had an electrician connect the mat to a separate thermostat. The same review texts also appear on the 1.5 m² listing.

HEATIT 1.5 m² 200 W/m² mat

Rank 4

HEATIT 1.5 m² 200 W/m² mat

∼£33

Our view

At £33.24 this 1.5 m² HEATIT mat is the cheapest 230 V row in the capture: 200 W/m², 300 W and 1.3 A on a 0.5 m by 3 m roll. The colour attribute again says Only Minimat-d, and included components do not list a thermostat; a non-UK review says the thermostat was not supplied. The 4.6 out of 5 from 57 ratings is the same headline as the 3 m² mat because the review texts are shared, so read the words rather than assuming 57 buyers tested this exact size. Tile, ceramic, stone, wood and composite are named, but laminate is not. The cable must stay whole. It fits a very small free floor such as a compact bathroom footprint when you already budgeted for a floor-probe thermostat and an electrician for a new circuit.

Pros

  • Lowest captured price for a 230 V mat
  • 200 W/m² on a small 1.5 m² roll
  • Bathrooms and humid rooms named

Cons

  • Thermostat not stated
  • Shared review set with the 3 m² listing
  • Easy to under-buy area for even a modest bathroom

Best for: A very small tiled free floor when the controller is a separate purchase

Less suitable: Buyers who want one delivery with thermostat, or a room whose free floor is clearly above 1.5 m²

The capture shows 4.6 from 57 ratings. The same review texts are in the 3 m² HEATIT file, including a comment about a 4 m length.

HEATIT 2 m² mat with ET-81 thermostat

Rank 5

HEATIT 2 m² mat with ET-81 thermostat

∼£100

Our view

The HEATIT 2 m² kit at £99.99 is a 0.5 m by 4 m mesh at 200 W/m² and 400 W on 230 V, and the listing says one mat and one ET-81 thermostat are in the box. Amazon.co.uk shows 4.4 out of 5 from 36 reviews, which is a wider sample than most mats here. The page allows wet application including a shower room, but it excludes pools, spas and outdoor use, so it is still a tiled-room product rather than a pool heater. The yellow heating element must stay whole; you can cut the mesh to turn a corner. For a small bathroom or en-suite where you want the controller in the same order as the mat, this is the clearest kit in the capture. The price is higher per square metre than a minimat-only row, and 2 m² is not enough if your free floor after the bath is closer to 3 m².

Pros

  • ET-81 thermostat stated in the box
  • 200 W/m² on 2 m² (400 W, 1.7 A)
  • Wet-room and shower-room claim on the listing
  • 36 reviews at 4.4 stars

Cons

  • Only 2 m² coverage in one roll
  • Higher £/m² than minimat-only listings
  • Cable cannot be shortened to fit

Best for: A small tiled room where you want mat and floor-probe thermostat in one purchase

Less suitable: A free floor nearer 5 m², or laminate where the listing still names tile and stone first

Can the heating cable be cut to fit the room?

The listing says the yellow heating element cannot be cut. The mesh can be cut to turn a corner.

Does the listing allow a wet room?

12 V heating film, 2.0 m, with thermostat

Rank 6

12 V heating film, 2.0 m, with thermostat

∼£154

Our view

This 12 V heating film at £154.00 is not the same product class as the 230 V mesh mats. The title and bullets aim it at caravans, motorhomes and floating floors, with an M3 thermostat that offers off, eco and comfort modes. Amazon.co.uk shows 4.3 from 66 reviews, but many of those stories belong to vehicle installs rather than a tiled UK bathroom. The listing prints conflicting watt figures—65 W in attributes, 130 W/m² in a bullet and a size line of 2,0m=130W—so do not treat one number as the full specification. It is useful if you heat a small floating floor on 12 V; it is the wrong voltage and format for a new 230 V kitchen or bathroom circuit. Do not order it because it appeared beside house mats in search.

Pros

  • M3 12 V thermostat included
  • Named for caravans and floating laminate
  • 66 ratings, wider than most house mats here

Cons

  • 12 V, not a 230 V house installation
  • Conflicting watt and output lines
  • Not a mesh mat for tile adhesive

Best for: A caravan or motorhome floating floor on 12 V

Less suitable: A tiled UK bathroom or kitchen on a new 230 V circuit

Common questions

Does it come with a thermostat?

The listing says it includes a matching 12 V M3 thermostat with off, eco, and comfort modes.

Can it be used under laminate?

The bullet lists floating coverings including laminate. It is a 12 V film, not a 230 V mat.

Is this a 230 V bathroom mat?

The listing is 12 V for caravans, motorhomes, and similar vehicles. The title says it is not a skin heater.

YeloDeer 12 m² 200 W/m² mat

Rank 7

YeloDeer 12 m² 200 W/m² mat

∼£93

Our view

YeloDeer’s 12 m² mat at £92.98 is the largest roll in the capture, printed at 200 W/m² on 230 V with 10.43 A on a 0.5 m by 24 m size. Reviews in the file say the pack is the mat only: no timer, no heat-mode choice, not a complete kit. The listing also prints Watts: 230 @ 200W/m², which does not match treating 10.43 A at 230 V as about 2,400 W, so ignore the 230 watt fragment and trust the amp line for load planning. Several reviewers describe receiving smaller sizes than 12 m², which is a fulfilment risk to weigh before you tile. One buyer used 12 mm laminate and noted a thicker floor may warm more slowly. If your free floor is genuinely large and you will add a proper floor-probe thermostat, the price per square metre is attractive; if you expected a controller in the title’s kit wording, you will be short on delivery day.

Pros

  • 12 m² stated coverage at under £100
  • 200 W/m² with a printed 10.43 A line
  • Wood and laminate named among finishes

Cons

  • Reviews say no thermostat in the pack
  • Conflicting watt text on the listing
  • Reports of smaller mats shipped than ordered

Best for: A large 230 V floor when you will size the controller to the amp line yourself

Less suitable: Anyone who reads kit as thermostat included, or rooms where the free floor is far below 12 m²

Common questions

The listing names wood and laminate. One review used 12 mm laminate and said a thicker floor may warm more slowly. Several reviews describe smaller sizes than 12 m².

What load does the listing print?

It prints 230 V and 10.43 A, and also the line Watts: 230 @ 200W/m². Those watt figures do not match each other.

HEATIT 5 m² 150 W/m² mat

Rank 8

HEATIT 5 m² 150 W/m² mat

∼£47

Our view

This is the only 150 W/m² mat in the set: 5 m², 750 W, 3.3 A on 230 V, listed at £46.54 on the 19 October 2026 capture. That makes it the lowest price per square metre if you only compare shelf prices, but the bullets do not say a thermostat is included, and a review in the saved listing written in Germany says it arrived without one. Amazon.co.uk shows 4.2 from five reviews, so the star line is thin. One UK buyer fitted it under laminate made for underfloor heating and reported very little felt heat, which matches the risk of running a lower output under a resistive floor finish. Bathrooms and humid rooms are named on the page, yet output guidance from UK sellers often points small tiled bathrooms at 200 W/m² instead. Treat this as a trial of 150 W/m² on a well-insulated, tiled floor, not as a complete kit.

Pros

  • Only 150 W/m² option in this capture
  • 5 m² roll for a larger free floor
  • Lowest £/m² among 230 V mats here
  • Bathrooms and humid rooms named

Cons

  • Thermostat not stated in the box
  • Only five reviews
  • One UK laminate review reported barely warm floors

Best for: A well-insulated tiled room where you already own a floor-probe thermostat

Less suitable: A small bathroom you want to warm quickly, or laminate without a strict 27 °C floor limit

150 W/m², 750 W, 230 V, and 3.3 A, on a 0.5 m by 10 m mat.

MINCOHEAT 1.5 m² 200 W/m² mat

Rank 9

MINCOHEAT 1.5 m² 200 W/m² mat

∼£40

Our view

MINCOHEAT’s 1.5 m² listing at £39.99 prints 200 W/m² on 200–240 V, with a 2.25 m cold lead and a title that says heating cable while the body describes cable on self-adhesive fibreglass mesh. Included components list instructions only, so a thermostat is not named. Amazon.co.uk shows no star rating in the capture, which removes the usual sanity check before you commit adhesive and tile. The sheath is described as fluoropolymer, XLPE and rubber, but the page does not answer a waterproof claim in the raw questions. It sits close in price to the HEATIT 1.5 m² minimat that at least carries a long shared review history. Without reviews or a stated controller, it is a mat-only gamble unless you already trust the brand elsewhere.

Pros

  • 200–240 V supply range printed
  • 2.25 m cold lead stated
  • Light listed weight at 1.02 kg

Cons

  • No reviews in the capture
  • Thermostat not listed
  • Title says cable while the body says mat

Best for: A small mat-only order when you accept buying without amazon review evidence

Less suitable: First-time buyers who rely on review depth, or anyone who needs wet-room wording on the page

Instructions

Common questions

Does it come with a thermostat?

Included components list instructions only. A thermostat is not named.

Is it a loose cable or a mat?

The title says heating cable. The body says a heating cable on self-adhesive fibreglass mesh, and says not to cut the wire.

Is it waterproof?

The saved listing asks that question. The bullets do not answer it. They name a fluoropolymer, XLPE, and rubber sheath.

How we compared

Nine amazon.co.uk listings are kept. The score uses the star rating, the size of the review sample, whether a thermostat or a floor-sensor tube is in the box, and the shelf price against that kit. There is no lab test. A missing star line counts as no customer sample. Shared review text across two ASINs is cut once. Weights sum to 100. The highest score is the top pick. Best value is a different listing: a lower shelf price that still buys useful area if you add your own floor-probe thermostat.

1

Amazon star line

30%

Stars are (amazon rating / 5) × 30, from the amazon.co.uk file for that ASIN. The 2 m² HEATIT kit is 4.4. The 3 m² and 1.5 m² HEATIT mats both print 4.6. The 12 V film is 4.3. MINCOHEAT has no star line, so that part of the score is empty.

2

Review sample

25%

Under 10 reviews scores 4, 10–19 scores 8, 20–49 scores 14, and 50 or more scores 22. Then −6 if the review texts in the file are mostly from outside the UK. A single five-star rating with no review body is cut by 6. Zero amazon reviews are cut by 12. The same HEATIT review texts on two ASINs are cut by 4, once.

3

Thermostat and probe

30%

A thermostat stated in the box scores 18. A floor-sensor tube with the thermostat sold separately scores 8. A wet-room or shower-room claim on a 230 V mat scores 4. The ET-81 and ET-84 kits name a thermostat. Bolisi names a 2 m tube. The minimat colour line does not put a controller in the box.

4

Price against that kit

15%

Mat plus thermostat under £110 for up to 2 m² scores 12. A mat-only listing under £45 for 1.5–3 m² with 20 or more reviews scores 10. A large mat under £100 with a clear amp line scores 8. A mat-only listing with no thermostat and a thin sample scores 5. A conflicting watt or amp line is cut by 4.

Electric underfloor heating buying guide

Electric underfloor heating here is a mesh mat for a tiled room, or one 12 V film for a vehicle. The decision is the free floor, the output, and whether a floor-probe thermostat is in the box. The cable cannot be cut. A star line shared by two HEATIT sizes is one sample, not two. This is not a lab test, and it is not a yearly running-cost figure.

What is electric underfloor heating?

Electric underfloor heating in this comparison is a 230 V heating cable fixed to a self-adhesive fibreglass mesh, sold for tiled bathrooms, kitchens and small rooms. One listing is different: a 12 V film for caravans and floating floors. It is not a house mat, and a piped wet system is a different product. You measure the free floor before you look at the heated area printed on the box. Subtract baths, shower trays, WCs and fixed cabinets.

Best for

  • A tiler fitting a small bathroom who will hire an electrician for the connection
  • A renovator covering a larger 230 V floor who will check the amp line

Not ideal for

  • A camper who needs 12 V film and then buys a 230 V house mat by mistake
  • A buyer who reads kit as thermostat included when the colour line says minimat only

Mistakes to avoid

  1. 1

Buying a mat bigger than the free floor

Subtract baths, shower trays, WCs and fixed cabinets. Heat Mat says to measure those footprints. BN Thermic’s rule of thumb is a mat about 10% smaller than the free floor. The heating cable cannot be cut.

  2. 2

    Reading kit as thermostat included

Only Minimat-d on the HEATIT 1.5 m² and 3 m² colour lines does not put a controller in the box. YeloDeer reviews say the pack is the mat. Bolisi includes a sensor tube and sells the thermostat separately.

  3. 3

Treating one HEATIT star line as two tests

The 1.5 m² and 3 m² listings both show 4.6 from 57 ratings, and the review texts are shared, including a comment about a 4 m length. That is not proof that both sizes were tested separately.

What to weigh up

Area, output and the thermostat

High

Start with the free floor, not the title. A 2 m² kit is the wrong roll for a 5 m² room, and a 12 m² roll is the wrong roll for a cloakroom. Only the mesh turns. The cable stays whole. Then read W/m². Warmup and BN Thermic point 150 W/m² at a well-insulated room and 200 W/m² at higher heat loss or a faster warm-up. Heat Mat prefers 200 W or 240 W/m² for small tiled bathrooms. Only B093V39X5W in this set is 150 W/m². One UK review under laminate on that mat reported very little felt heat.

Supply, notification and the floor

High

House mats in this set are 230 V. MINCOHEAT prints 200–240 V. The film is 12 V only. Do not settle the YeloDeer line that prints 230 beside 200 W/m², or the film’s 65 W beside 130 W/m². Use a printed amp figure for load planning. A 16 A controller is about 3,600 W, roughly 18 m² at 200 W/m², as a rule of thumb. In England, a new circuit is notifiable in any room under Approved Document P. Work in a bath or shower zone is notifiable too.

Which option suits you?

Three typical situations, each with a recommendation from this comparison.

Small tiled bathroom

You are tiling a small bathroom and you want the mat and a floor-probe thermostat in one order. The HEATIT 2 m² mat with the ET-81 is the top pick at about £99.99, with 4.4 from 36 reviews. Hire an electrician for a new circuit or for work in a bath or shower zone. Two square metres is short if the free floor is nearer 3 m².

Own thermostat, about 3 m²

You already have a floor-probe thermostat, or you will buy one. The HEATIT 3 m² minimat is best value at about £42.99, at 200 W/m². The colour line says Only Minimat-d. The 4.6 from 57 ratings is shared with the 1.5 m² listing, so it is not a separate sample of this size.

Caravan on 12 V

You heat a floating floor in a caravan or motorhome, not a tiled UK bathroom. The 12 V film with the M3 thermostat is the only 12 V listing here, at about £154.00, with 4.3 from 66 reviews. The watt lines conflict, and a 230 V house mat is the wrong voltage for this job.

Common questions about electric underfloor heating mats

Which electric underfloor heating is the top pick in 2026?
The top pick is the HEATIT 2 m² mat with the ET-81 thermostat at about £99.99. It has the highest listing score in this set: the controller is in the box, the page allows a shower room, and amazon.co.uk shows 4.4 from 36 reviews. Skip it if the free floor is nearer 3 m² or 5 m². Best value is the HEATIT 3 m² minimat at about £42.99, and that box does not state a thermostat. Prices are the 19 October 2026 capture.
How much does electric underfloor heating cost?
On these amazon.co.uk cards the shelf prices run from about £33.24 for the HEATIT 1.5 m² minimat to about £154.00 for the 12 V film. The HEATIT 3 m² mat is about £42.99. The 2 m² kit with the ET-81 is about £99.99. The 5 m² kit with the ET-84 is about £142.49. A mat-only price is not the full job: a separate floor-probe thermostat can close the gap between a cheap mat and a kit. These figures are the 19 October 2026 capture.
What should you check before you buy?
Check four things on the card. The heated area should be smaller than the free floor after baths, trays and fixed cabinets. The output should be one W/m² figure, not a second watt line that fights it. The included line should name a thermostat if you are not buying one. The cable must stay whole; only the mesh turns. A star line shared across two HEATIT sizes is not two samples. A UKCA bullet on the bolisi page was not checked here.
Is 150 W/m² or 200 W/m² the better output?
Warmup and BN Thermic treat 150 W/m² as enough in a well-insulated room and 200 W/m² as the choice for higher heat loss or a faster warm-up. Heat Mat prefers 200 W or 240 W/m² for small tiled bathrooms. Only the HEATIT 5 m² mat in this set states 150 W/m². One UK review fitted it under laminate and reported very little felt heat. The other 230 V mats state 200 W/m². That is seller guidance and one review, not a room-by-room heat-loss calculation.
Do you have to notify building control?
In England, Approved Document P and the IET FAQ treat a new circuit as notifiable in any room, and work in a bath or shower zone as notifiable. An existing circuit outside that zone is not notifiable on that test, and the work still has to be safe. Scotland and Northern Ireland set their own rules. Commentary on BS 7671 Section 753 requires 30 mA RCD protection. Where an electrician takes the connection is in how to install electric underfloor heating.
Is the 12 V film a bathroom mat?
No. The 12 V film at about £154.00 is listed for caravans, motorhomes and floating floors, with an M3 thermostat. amazon.co.uk shows 4.3 from 66 reviews, and many of those stories are vehicle installs rather than a tiled UK bathroom. The card prints 65 W in one place and 130 W/m² in another, so neither figure is settled here. A 230 V mesh mat is the house product. Do not order the film because it appeared beside bathroom mats in search.
When should you leave this comparison?
Leave it if you need a piped wet system, loose heating foil, or a loose cable reel. This folder has mesh mats and one 12 V film, not a pure cable reel. Also leave a mat whose heated area is larger than the free floor, or a title that says kit when the reviews say the thermostat is missing. Insulation board is not in any of these boxes. A 12 V film is the wrong voltage for a new 230 V bathroom circuit.

Our verdict

The top pick is the HEATIT 2 m² mat with the ET-81 thermostat at about £99.99. It has the highest listing score in this set, with the controller in the box, a shower-room claim, and 4.4 from 36 reviews. Best value is the HEATIT 3 m² minimat at about £42.99, because that price buys 3 m² at 200 W/m² if you add your own floor-probe thermostat. The 4.6 from 57 ratings is shared with the 1.5 m² listing, so it is not a separate test of this size. Skip the 2 m² kit if your free floor is nearer 5 m². Skip the 3 m² mat if you need the thermostat in the same delivery.
