No-drill balcony awning 3 m

Updated: 22.10.2026

A covered balcony and a no-drill awning look like a match when the tenancy forbids holes in the walls. The posts clamp between floor and soffit, and the sales page says there is nothing to drill. That claim is silent on the ceiling, the lease, and whether a 3 m frame fits. This page is for renters and leaseholders. The [3 m no-drill awning comparison](/hub/sun-shades/3m-no-drill-awning) holds the three listings. Fitting steps are on [how to fit a no-drill awning](/hub/sun-shades/3m-no-drill-awning/sub/3m-no-drill-awning-how-to-fit). Listings were read on 19 October 2026. Why a clamp awning tempts a renter

VOUNOT says the beige 3 x 1.2 m awning stands between ceiling and floor with no drilling. The grey EVRE is a no-drill clamp. The beige EVRE offers a clamp or a wall mount. At £66.99, £74.96, and £89.99 on 19 October 2026, a tenant might try one and take it when the tenancy ends. Shelter England says get a private landlord's agreement in writing. A breach can mean reinstatement, the deposit, or a possession claim. Ease of removal does not put the kit outside the tenancy. Bromford lists a retractable awning among changes that need its permission. That is one association, not a statute for every tenant.

What to get in writing

Write with the width, the projection, the pole range, and a line that the posts clamp and do not enter the wall. Ask whether the balcony ceiling is demised to you. Keep the reply. The Leasehold Advisory Service says freeholder consent can still be required for alterations to retained parts, and that planning permission does not replace it. The slab overhead may be the neighbour's. Pads reduce scuffs. They do not transfer the slab. A ban on external items can catch a 3 m cloth even when your own landlord is relaxed.

Height, width, and what you must not clamp to

Three metres is the width. A roller over the neighbour's glass is the wrong width. Projection is 1.2 m or 1.5 m. On a balcony 1 m deep, a 1.5 m title meets the rail. Measure to the balustrade. VOUNOT poles run from 210 to 320 cm. EVRE bullets say about 2–3 m and the tables say a 300 cm minimum, so 2.4 m is inside one line and outside the other. Clamp only to a floor and ceiling you may load. Not glass, and not the only way off the balcony. None of the three states an EN 13561 class. Wind the cloth in when you leave.

Planning is not the lease

Landlord consent is the contract. Planning is the council. A Brighton and Hove report, BH2026/01213, notes that a planning decision does not override the lease. That is one scheme. The Planning Portal often treats a freestanding awning as an outbuilding: not in front of the house, and not more than 2.5 m high. An awning fixed to the house is an alteration. Poles sold to about 3 m sit above that if the council treats the kit as a structure. England uses the Town and Country Planning (General Permitted Development) (England) Order 2015. Scotland, Wales, and Northern Ireland have their own orders. Letter first, tape second, crank last.

Common questions

Can I fit a clamp awning if the tenancy says no alterations?
The clause still applies. Ask in writing, with the size and the clamp method. Some landlords agree to a removable shade. Some refuse. Fitting first is how a deposit deduction starts, which is the risk Shelter England describes.
Is the balcony ceiling mine to push against?
Only if the lease or tenancy demises it to you. On many flats the slab above is retained or belongs with the flat overhead. A polite clamp is still a load.
Does no drill avoid the landlord?
It avoids holes in the wall. It does not avoid the tenancy, the block rules, or a ceiling you do not own. Bromford asks permission for a retractable awning. Your landlord may use different words.
What if the block bans things on the façade?
A ban on external items can include a cloth that shows from the street, even when you have not drilled. Ask the managing agent as well. If the answer is no, this awning is the wrong product.
Will a 3 m awning fit a narrow balcony?
Three metres is the width, not a promise about your opening. A balcony 1 m deep meets a 1.2 m or 1.5 m projection at the rail. A narrower opening needs a narrower awning.
Is planning permission the same as the lease?
No. Planning is the council. The lease or tenancy is the landlord or freeholder. A Brighton report shows a case where planning did not override the lease. Check both.
What about a glass balustrade?
Leave it out of the clamp. Glass is often the barrier for the drop. Fix the awning between a solid floor and a solid soffit you may load, or do not fit it.
