How to use a condensing boiler

Updated: October 2026

The heating has stopped on a cold morning and you want the next safe step rather than a new boiler. This is how to use a condensing boiler that a Gas Safe registered engineer has already fitted and commissioned. You can compare cold pressure with the usual UK guide, thaw a condensate pipe you can reach from the ground with warm water, and reset from the boiler’s own manual. You do not open the gas connection. The twelve-row table is the [condensing boiler comparison](/hub/hot-water/condensing-boiler). None of those cards prints a working pressure, a fault code or a service interval. A qualifying purchase can earn a commission at no extra cost to you.

Pressure on a sealed system

British Gas and Worcester Bosch both describe a cold boiler, with the heating off, at about 1 to 1.5 bar. That range is a householder guide, not a figure printed on any card here, so the number on your handover sheet still wins. One top-up back into that cold band can restore the heating after a small loss. If you are adding water every few weeks, book a Gas Safe visit. These listings do not describe a filling loop, so this page does not invent one. If the gauge is at zero or water is dripping from the case, book that visit rather than topping up again.

A frozen condensate pipe

A condensing boiler produces water from the flue gas, and that water leaves through a plastic pipe. An outdoor run, a low bend or a dip is where a freeze usually starts. The boiler then stops because it cannot discharge condensate. Thaw only the plastic pipe you can reach without climbing. Worcester Bosch and the HHIC note both say warm water, a hot-water bottle or a heat pack, and both forbid boiling water. When the pipe is clear, reset the boiler the way its manual describes. If the lockout returns after one reset, stop. The layout does not change the thaw, and that choice sits on the combi or system boiler page.

Service and the flue plume

The Energy Saving Trust recommends an annual service by a Gas Safe registered engineer. The Health and Safety Executive also advises servicing at least once a year. A landlord’s gas safety check is a separate duty. None of these cards states a service interval, so the yearly visit comes from that guidance. Keep the commissioning record the installer left. On a cold day the flue often shows a white plume. That plume is water vapour from the condensing process, and by itself it is not a fault. Soot, or a flame that lifts and roars, is a different sign.

When you stop

Smell of gas, soot around the case or the flue, and a flame that will not settle are stop signs. Open windows if you can do that without delay, do not use switches or flames, leave if the smell is strong, and use the gas emergency route for your nation. This page does not print a telephone number, because that route is not the same in every part of the United Kingdom. Do not look for the leak with a match. Work on the boiler, the flue and the final water connection is for a Gas Safe registered engineer. Climbing to a high outlet, cutting the plastic pipe, or changing the commissioned fuel are in that same stopped list.

Fazit: one thaw, then stop

If the heating is off and the gauge is below the cold band on your handover sheet, one top-up is the householder step, and a repeat drop is an installer visit. If an outdoor plastic pipe you can reach is frozen, use warm water, then one reset from the manual. If the lockout returns, or you smell gas, stop. Boiling water, a borrowed fault code and a second reset are not the next step.

Common questions

What is normal boiler pressure when the heating is off?
British Gas and Worcester Bosch both put a cold sealed-system boiler at about 1 to 1.5 bar with the heating off. That figure is not printed on any of these twelve amazon.co.uk cards, so use the number on your commissioning sheet if you have one. The needle rises once the heating runs. If you are topping up often to stay in that band, book an installer.
How do you thaw a frozen condensate pipe?
Find the outdoor plastic pipe, including any bend or dip you can reach without climbing. Pour warm water over it, or use a hot-water bottle or a heat pack, until the ice clears. Then reset the boiler from its manual. Do not cut the pipe or reroute it. If the boiler locks out again after one reset, call a Gas Safe registered engineer.
Can you use boiling water on the pipe?
No. Worcester Bosch and the HHIC householder note both say warm water, not boiling water. Boiling water can soften or split the plastic condensate pipe, and a split pipe is then a leak as well as a freeze. A kettle that has cooled below boiling, a hot-water bottle, or a heat pack is the householder method. Keep the work at ground level.
The boiler was reset and it still locks out. What next?
One reset after a successful thaw is the householder step. A second lockout means the freeze was not the whole fault, or the pipe is still blocked. Stop resetting and call a Gas Safe registered engineer. Do not read an error code from another brand onto these listings.
How often should a gas condensing boiler be serviced?
The Energy Saving Trust recommends a service every year by a Gas Safe registered engineer, and the Health and Safety Executive advises servicing at least annually. A landlord gas-safety check is a different legal duty and should not be described as the same thing as that service. These listings do not print a service interval, so the yearly visit is the guidance.
Is the white plume at the flue a fault?
In cold weather a white plume at the flue is water vapour from a condensing boiler, and on its own it is normal. Soot, a burning smell, or a flame that will not burn steadily is a different sign. If you smell gas as well, leave the plume question and use the gas emergency route for your nation.
