Dehumidifier for condensation

Updated: 21 October 2026

The bedroom glass is running, and a dark spot has appeared in the corner. A dehumidifier for condensation can lower the humidity in a room you heat and shut. It cannot repair a leak, replace a broken extractor, or meet a landlord’s legal clock. If you feel unwell, or a baby or an older person sleeps in that room, treat the health question first. The twelve machines are on the [dehumidifier comparison](/hub/cooling/dehumidifier). Peter F. summarised GOV.UK, NHS inform and NICE on 20 October 2026. That summary is not legal advice. Condensation is not the same as a leak

Condensation is indoor air landing on a cold surface: glass, an external wall, or the back of a wardrobe. It is worse after showers, cooking and drying washing. A dehumidifier is aimed at that pattern in a room you can close. A leak or rising damp looks different. A tide mark, a patch that grows with the windows clear, or water that follows a pipe is not a humidity setpoint. Stop and report it. GOV.UK’s guidance for housing providers, updated 1 April 2026, says the cause has to be fixed, not only wiped. That text is written for providers in England. If you are unsure, a surveyor or the person who manages the building is the next step.

Who is more at risk

NHS inform says babies, children, older people, and anyone with asthma, eczema or a weakened immune system are more sensitive to damp and mould indoors. Mould can trigger asthma. That is a reason to act on the room, not a claim that a dehumidifier prevents a named illness. If someone is wheezing or coughing more and you think the room is involved, speak to a GP. A dehumidifier is not a treatment. NICE also says to avoid air-drying washing indoors when you can.

What renters still have to do

Tell the landlord or managing agent in writing, with dates and photos, even if you have already bought a dehumidifier. A machine does not pause their duty. If nothing happens, contact the council for that home. Awaab’s Law, from 27 October 2025, covers social landlords in England. It does not automatically cover a private landlord, or Scotland, Wales or Northern Ireland. You still report the damp. Owning a dehumidifier does not close that duty.

What a dehumidifier can change

In a heated room you can shut, an 8–12 litre compressor is the class that matches a damp bedroom here. The Bosch Dry 1000 is listed to 17 m² and 10 litres a day. The Pro Breeze and the ARIBIO claim 12 litres a day, with hoses and a 30–80% target. Lower humidity does not remove mould already on the wall. A 40–60% band is guidance, not a legal limit. How many litres to buy is on the dehumidifier buying guide. A mini will not keep up with streaming glass, and this set has no desiccant for a cold room. GOV.UK talks about checking again at least six weeks after a repair.

Common questions

Will a dehumidifier stop morning condensation?
It can reduce it in a heated room you close, if the water is coming from indoor air rather than from a leak. Compressor reviews in this set describe clearer bedroom glass. A mini claiming a few hundred millilitres a day at 30°C will not keep up with streaming windows. You still need to cut the steam from showers and from drying clothes, and you still need the room warm enough for a compressor coil to work.
Does it remove black mould?
No. It does not clean mould off a wall, and it does not repair the reason the wall is wet. Lower humidity can make it harder for mould to return once the surface is dealt with and the leak or the missing ventilation is fixed. GOV.UK says wiping the surface alone does not stop mould coming back. If the mould is widespread, or anyone is ill, speak to a GP and to whoever is responsible for the building.
Do you still tell the landlord?
Yes. Write to them with dates and photos even if a dehumidifier is already running. The machine does not replace their repair duty, and it does not restart the clock in your favour if you stay silent. If you get no action, contact the council where the home is. Keep copies. A private tenancy is not automatically covered by the England social-housing clocks.
What are the Awaab’s Law timescales, and who do they cover?
From 27 October 2025 they cover social landlords in England. GOV.UK’s tenant guide says emergency hazards should be dealt with within 24 hours, significant damp and mould investigated within 10 working days and made safe within 5 working days after that, with a written summary within 3 working days of the investigation. They do not automatically cover private landlords, and they are not the law’s clocks for Scotland, Wales or Northern Ireland. Report the problem either way, using the route for your tenancy.
When do you need a surveyor or a clinician instead?
See a GP if someone is wheezing, coughing more, or has irritated skin or eyes you link to the room, especially a baby, a child, an older person, or anyone with asthma. Ask a surveyor, or the landlord and then the council, for a tide mark, a growing patch or a leak. A dehumidifier is the wrong next step until that cause is identified. Keep washing out of the room. NICE says to avoid air-drying indoors when you can.
