Fire escape ladder buying guide

Updated: October 2026

You are measuring a first-floor bedroom window because the stair is the normal way out and you want a second route that reaches the ground. This fire escape ladder buying guide puts the drop, the sill and the fixing ahead of the star rating. A title can say two or three storeys while the rope is 2 m or 3 m, and a hook can miss a cavity wall. The [rescue ladder comparison](/hub/workshop/rescue-ladder) holds the nine amazon.co.uk listings, including the top pick and the best value. Prices are the shelf figures captured on 19 October 2026. We did not lab-test a ladder. A qualifying amazon.co.uk purchase can earn us a commission at no extra cost to you.

Measure the drop first

UK fire-equipment retailers treat about 4.3–4.5 m as a two-storey ladder and about 7.3–7.6 m as a three-storey ladder, measured from the windowsill to the landing you would step onto. Measure your own window before you trust the title. Firechief's FEL430 datasheet states 4.30 m and limits that model to 4.65 m. The bullets repeat 4.30 m, while the height field prints 4.5 m and the steps field prints 4. Kidde's KL-2S sheet is about 3.9 m and is for drops up to about 4.2 m. A 2 m or 3 m rope misses a full first-floor drop even when the title borrows the storey count. The two-storey fire escape ladder page stays on the 4.3–4.5 m band.

Measure the sill and the opening

The second measurement is the wall the hook has to cross, from the inside face of the frame to the outside face, plus the clear opening a person must pass. A new storey more than 4.5 m above ground level is a protected-stair question for Building Control. Firechief's FEL430 datasheet allows a sill up to 340 mm and an opening at least 300 mm wide. Kidde's sheet limits wall thickness to 11 inches (about 280 mm) and wants a window at least 16 inches wide. If your tape shows about 300 mm of brick plus cavity, the Firechief printed limit still covers the sill and the Kidde hook does not. Write the sill depth down before you move on to rope or hook construction.

Read the fixing, the rungs and the load

A wide sill hook with metal rungs is the domestic window pattern Safelincs describes. A polyester rope with carabiners clips to a rail or to an anchor you are allowed to install. Both hook ladders print a stated load of 450 kg. We did not reproduce it. A same-day bestseller view already had the Kidde listing at £61.25, so the captured £53.44 can move. BS EN 131 is not a mark on these listings. JAOGAUS states 200 kg on a 5 m rope, with 40 cm between treads. XINSHUNCAN and EMEKIAN print about 907 kg with no standard number, and EMEKIAN reviews describe circular plastic rungs that spin. A spun rung is the failure you feel first: the foot rotates and the rope swings into the wall.

Check the pack and who has to climb

Some strap ladders are spent once the release is open. UK reviews of the Kidde KL-2S say the instructions tell you to leave the pack sealed except for use. Firechief review text describes a one-time deployment. Safelincs has refused a Kidde return after the Velcro is opened. What you can check while the strap stays closed is the hook on the sill and a landing free of fences and overhead wires. Firechief's datasheet says to keep the ladder near the exit window. If the people in the room cannot climb, or the room is a loft more than 4.5 m above the ground, speak to Building Control or a fire-risk assessor. The Fire Safety Order 2005 governs common parts, an HMO and a workplace.

Common questions

How long a fire escape ladder do I need for a first-floor window?
For a first-floor window, retailers use about 4.3–4.5 m from the sill to the landing. Firechief's FEL430 datasheet states 4.30 m and limits that model to 4.65 m. Kidde's KL-2S sheet is about 3.9 m, with a limit around 4.2 m. Measure your own drop before you treat either figure as a fit. A 2 m or 3 m rope is a short drop beside that band, whatever the title says about storeys.
How do I measure the drop and the sill before I buy?
Measure from the windowsill down to the surface you would step onto, and write that number in metres. Then measure the wall the hook must cross, inside face to outside face, and the clear width and height of the opening. Compare those three numbers with the bullet length and the maker's sill limit. A height field that disagrees with the title waits until the tape has won. Fire Protection Online also suggests checking a ladder from the ground where you safely can.
What opening does an escape window need in a dwelling?
Approved Document B volume 1 asks for at least 0.33 m² of clear opening, at least 450 mm high and 450 mm wide, with the sill of the opening no more than 1,100 mm above the floor. Firechief's sheet wants an opening at least 300 mm wide. Kidde's sheet wants at least 16 inches, about 410 mm. The Building Regulations figure is about the window. The ladder sheets are about whether that model can pass through it.
Will Kidde hooks fit a cavity wall?
UK reviews of the KL-2S say the instructions limit wall thickness to 11 inches, about 280 mm. They describe a fit on single-skin walls around 10 inches and a miss on typical cavity walls. Firechief's FEL430 datasheet allows a sill up to 340 mm. If your tape is past 11 inches, the Kidde hook is the one to leave. The 11-inch figure comes from the maker sheet and those reviews, not from an amazon.co.uk bullet.
When do I stop buying and call Building Control or a fire-risk assessor?
Stop when the room is a loft conversion or a new storey more than 4.5 m above the ground, when the building is an HMO or a workplace, or when the escape crosses common parts of a block. Drilling fixings into structure you cannot assess belongs in that call as well. A single private house can still use a measured first-floor ladder as a last resort beside a clear stair.
