Frost stats for combi boilers in lofts and garages

Updated: October 2026

When a combi boiler lives in an unheated loft or garage, the pipes around it can see air below what the landing thermostat feels. A system frost stat, a wired dial with volt-free contacts, calls the boiler before that air hits zero. This page explains how that differs from internal boiler frost mode, what volt-free means on a combi input, and where the wired example in our [frost thermostat comparison](/hub/thermostats/frost-thermostat) fits. It is not a wiring diagram for your brand. Open the manual, or use a Gas Safe registered engineer, when gas or unfamiliar terminals are involved. A plug-in greenhouse stat switches a 13 A socket, not a frost terminal.

Boiler frost mode and a system frost stat

Many combi boilers watch cabinet temperature and fire briefly near about 5 °C while mains stays on. The threshold varies by model. Crawley Borough Council’s boiler user guide for Scott Summers Court notes internal frost protection near 5 °C and states that system frost protection may still be required, with winter mode on the programmer where that applies. Internal mode protects the appliance, not every pipe in a cold void. A separate frost stat mounts in the coldest air that represents pipe risk and connects to the frost input, so it can demand heat where the boiler’s own sensor never looks. A mild loft is a different case from a frozen condensate run or a cold garage. A smart stat that advertises 7 °C frost does not replace that loft sensor unless the manufacturer documents the input.

Volt-free contacts on a combi input

Volt-free, or dry contact, switching means the stat toggles an isolated pair without pushing 230 V into the boiler board. The boiler supplies the control circuit. The stat closes the contact when air falls below the dial. Terminal names vary. Match contact type (volt-free versus switched live), switch action (make or break on a fall, as the diagram shows), and setpoint. Trade frost stats often quote 3–10 °C. Bradfords’ Drayton RTS3 page is a common UK reference. The comparison keeps one wired volt-free example, the TOWER B07D4GNW18 at about £15.29, with 4.5 from 13 reviews and loft reports around 4 °C. The extract states no range or load, so check the terminals. A 16 A underfloor stat and a 13 A plug-in switch different circuits. Shortlists by job are on best frost thermostats in the UK.

Mounting in lofts and garages

Mount the stat where cold air pools near the pipes you protect, away from the flue plume and not on a hot chimney breast. Reviewers of wired budget stats describe two-wire installs in lofts and garages after earlier freeze damage. The review counts stay small. Some bodies only offer bottom cable entry. If your route needs side entry, check the photos before you buy. Keep the sensor, inside the body on a mechanical unit, in free air, not inside an insulated tank jacket. A garage door leaks cold at floor level, so that air can differ from a loft apex. Aim for representative air, not the hatch.

Setpoints around 3–5 °C

Dedicated frost stats and trade listings often allow roughly 3–10 °C. Installers and buyers frequently choose 3–5 °C so there is a margin above 0 °C. That is not a statutory setpoint for every UK home. Your manual and the pipe layout decide. A mechanical dial can feel coarse near the setpoint. One TOWER reviewer mentions that. If the boiler never fires when you expect, check winter mode and whether the external frost input is enabled.

When to call Gas Safe

Book a Gas Safe registered engineer when you are altering gas-carrying parts or the flue, when fault codes appear after a wiring change, when the manual requires commissioning, or when you cannot identify the frost terminals. A lock-out, or a smell of unburnt gas, is an emergency. Part P can still apply to fixed wiring. A registered electrician can wire the stat while gas work stays separate. Where to stop is on how to install a frost thermostat.

Common questions

Does my combi need a separate frost stat in the loft?
Only if pipework sits in air colder than the boiler’s internal sensor can represent, or if the manual requires an external system frost stat. A loft that stays mild from heat leakage is a different case from a garage that has already frozen. The layout decides, not a single rule for every combi.
What does volt-free mean on a combi input?
It is dry-contact switching into the boiler frost circuit. The stat does not send mains into the board. The boiler supplies the control circuit, and the stat closes the contact when the air falls below the dial. Terminal names differ by brand, so use the diagram for your model.
Can I use a smart thermostat instead?
Only if that model documents a volt-free frost input and you can place the sensing in the loft or garage, not in the hallway by default. A comfort stat that mentions frost at about 7 °C is not an automatic substitute for a loft-mounted frost stat.
What temperature should I set for pipe protection?
Buyers and trade frost listings often land around 3–5 °C, inside a typical 3–10 °C band such as the Drayton RTS3 reference. Confirm the hold with a thermometer on a cold night. There is no single statutory UK setpoint for every house.
Will internal frost mode protect all the pipes?
Manufacturer and council guidance say not necessarily. Internal frost mode protects the boiler when it has power. A system frost stat may still be required for pipework in an unheated loft, garage or similar void. Leave the boiler powered if frost mode needs it.
Is the TOWER suitable for my boiler brand?
Check the terminal map. Our table keeps the TOWER as the wired volt-free example in this batch, with 13 reviews, not as a stamp that every combi accepts it. The extract does not state a control range or a maximum load.
Do I need a Gas Safe engineer to fit a frost stat?
For gas work and for boiler wiring you cannot read on the diagram, yes. A low-voltage frost link can be electrician work if you are competent and the manual allows it. Your manual decides which route applies. Unburnt gas or a lock-out is a stop, not a DIY adjustment.
