Condensate pipe trace heating when a boiler locks out in a frost

Updated: October 2026

The heating has died, the radiators are cold, and the pipe you can see leaving the boiler is a thin plastic line with a bulge of ice on it. Condensate pipe trace heating is the prevention you fit later. The job this morning is to thaw that discharge safely, reset the boiler from its own manual, and only then decide whether a cable belongs on a pipe that is already the right size and already lagged. This page is that pipe only. Garden taps, caravans and gutters stay off it. The ten cables are on the [pipe trace heating comparison](/hub/rods-and-pipes/pipe-trace-heating).

Why the boiler stops

A condensing boiler makes a small stream of water from the flue gases. HHIC’s figure for an efficient appliance is about 2 litres an hour, leaving at about 30–40°C. When the external pipe freezes, the condensate backs up, a safety switch opens, and the boiler locks out. It is often a blocked plastic pipe on the outside wall. If you smell gas, or you suspect a leak, that call is the gas emergency service. A lockout with no smell of gas is the condensate pipe and then, if it will not reset, a Gas Safe engineer.

How to thaw it

Use warm water, a hot-water bottle, or a heat pack on the frozen section. HHIC’s householder note and Baxi’s thaw page both say warm, not boiling. Boiling water can crack a cold plastic pipe, and the spill freezes on the path and becomes a slip hazard for the next person out. When water is moving again, reset the boiler the way the manual describes. If it locks out again as soon as the flow returns, the blockage is still there, or the fault was never the condensate. That is the point to stop and call a Gas Safe engineer. Thaw first.

How the pipe should have been run

HHIC’s guidance for heating engineers prefers the condensate to terminate indoors, into an internal soil stack or a similar drain, so there is no external pipe to freeze. Where the pipe must go outside, HHIC wants an internal diameter of at least 30 mm, with insulation. Do not treat a cable as a way to keep an undersized pipe in place. If your external pipe is under 30 mm inside, or it runs a long way in the wind before it reaches a drain, the honest fix is a reroute or a wider pipe. Baxi sends that work, and the fitting of a trace heater, to Gas Safe.

When a heating cable helps

A cable helps on a pipe that is already lagged, already large enough, and still freezes because the run is outside. It does not repair a frozen pipe this morning, and it does not make a 21 mm external pipe meet HHIC. The 3 m kit is stated at 36 W, 12 W/m and 230 V, at £57.49. The 5 m kit is stated at 60 W, 12 W/m and 230 V, at £66.49. The order of taps, ties and the RCD socket is the how to fit a pipe heating cable page. Leave the 160 W, AC 200 V silicone tape off this plastic pipe. That failure mode is the self-regulating versus constant-wattage page, and the rest of the skip list is the best pipe heating cable page.

Common questions

Why has the boiler switched off in a frost?
Often because the condensate pipe outside has frozen and the boiler has locked out on a safety switch. HHIC describes about 2 litres an hour at about 30–40°C for an efficient condensing boiler, which is a small flow that freezes in a thin bare pipe. Check the code in your manual. Baxi’s E133 or E28, and Vaillant’s F28 or F29, are examples, not every brand. If you smell gas, use the gas emergency service, not a thaw.
How do I thaw the pipe safely?
A hot-water bottle, a heat pack, or warm water on the frozen section, poured so you are not standing under a stream. HHIC and Baxi both rule out boiling water. Do not climb to a pipe you cannot reach safely. When water is moving, reset from the boiler manual. If it locks out again, stop and call a Gas Safe engineer rather than repeating the pour.
Can I use boiling water?
No. Boiling water on a frozen plastic pipe can split it, and the runoff freezes on the path. Warm water is the instruction on the HHIC householder note and on Baxi’s thaw page. A bottle or a heat pack does the same job with less water on the ground. The slip hazard is part of the reason, not a footnote.
What diameter should an external condensate pipe be?
At least 30 mm inside diameter if it has to run outside, with insulation, in HHIC’s guidance. Internal termination, so there is no outdoor pipe, is the preferred arrangement. A narrower pipe with a heating cable strapped to it does not meet that note. If yours is the thin overflow from an older installation, the upgrade is a wider pipe or an internal drain, which is Gas Safe work.
Does insulation alone fix a pipe that keeps freezing?
It fixes a pipe that only froze because the foam was missing or split, and it is still required when you add a cable. It does not add heat on a long exposed run in a hard frost. HHIC allows trace heating as an element in contact with the pipe, with a thermostat and the maker’s insulation, and says extreme cold can still beat ordinary guidance. Lag first.
Which kit in this comparison is aimed at this job?
The Elektra 3 m kit at £57.49, or the 5 m kit at £66.49, because those titles name a condensate pipe and state 230 V, 12 W/m and a built-in thermostat. Pick the length that matches the run. The 160 W tape is the one to leave. Other rows in the comparison may suit a longer water pipe, and they are sorted on the top-pick page rather than here.
