Front door canopy planning permission

Updated: 22.10.2026

You are about to drill above a front door that faces the pavement, and a blog has said a small canopy never needs permission if it sticks out less than a metre. Front door canopy planning permission depends on the country, the building, and whether the council treats the kit as a porch or as an alteration to the wall. The metre line is a retailer habit. It is not the England test. Sizes are on the [polycarbonate patio canopy comparison](/hub/sun-shades/polycarbonate-patio-canopy). Products Compared read the Planning Portal, the legislation it points to, mygov.scot, and Historic England on 21 October 2026.

England: a porch, or an alteration

Class D is the England rule for a porch on a house: ground area not over 3 square metres, nothing more than 3 metres above ground, and nothing within 2 metres of a highway boundary. The Planning Portal includes a public path, so the pavement in front of a terrace counts. A sheet on brackets may instead be an alteration under Class A, which is how the Portal treats an attached awning. You do not pick the easier class. Apex publishes a 1 metre projection rule beside the height and the highway tests. The height and the highway distance echo Class D. The 1 metre figure does not.

Flats, the highway, and Article 4

These householder rights are for houses. Flats and maisonettes do not have them, even when the sheet is 80 cm deep. If the title says flat, or the building was a shop, speak to the council before you order. Measure to the boundary with the pavement. An 80 cm projection can still fail Class D when the door is already close to the path. Article 4 can remove permitted development on a named street. Use the council’s map, not the age of the houses. Wales and Northern Ireland were not given figures in this reading, so ask that council.

Scotland is a different set of tests

mygov.scot sets porch limits for a house in Scotland: footprint not over 3 square metres, more than 2 metres from a road, not over 3 metres high, and not in a conservation area. That last point is stricter than the English porch page. Circular 1/2024 treats a canopy attached to the house, with or without walls, as enlargement. Class 2B’s 1 metre allowance does not cover it. An 80 cm sheet is under a metre and is still fixed to the wall. Check the porch tests, or apply.

Listed buildings, and what you do next

Listed building consent is separate. Historic England ties it to work that affects the building’s special interest. Southampton’s guidance, as one council’s example, includes porches and fixings and says unauthorised work can be an offence. If the house is listed, ask before you drill. An enclosed porch under 30 square metres is not this open bracket and sheet. Posts that turn the cover into a structure are door canopy vs polycarbonate patio roof. Projection fields that copy the width are on the polycarbonate door canopy buying guide. The drill sequence is on how to fit a door canopy.

Common questions

Does a front-door canopy need planning permission in England?
Class D allows a porch on a house only when the external ground area is not over 3 square metres, the height is not over 3 metres, and no part is within 2 metres of a highway boundary. A sheet on brackets may instead be an alteration under Class A, which is how the Planning Portal treats an attached awning. A blog that says permission is never required is not those tests. Ask the council if you are unsure which class applies.
What if the door is within 2 metres of the pavement?
If any part of a porch would sit within 2 metres of a boundary with a highway, Class D does not grant permitted development. The Portal includes public roads and public paths. An 80 cm projection can still fall inside that line when the door is already close to the pavement. Measure to the boundary.
Do householder rights apply if you live in a flat?
The Planning Portal’s householder porch rights do not apply to flats and maisonettes. A door that serves a flat is outside Class D even when the canopy is small. Some houses created by a change of use are outside those rights as well. In a flat, ask the council and the freeholder before you drill a wall you may not own.
What changes in a Scottish conservation area?
mygov.scot says a porch is not permitted development in a conservation area. Outside those areas the footprint is still not over 3 square metres, with limits on height and distance to a road. Do not copy an English page that leaves some conservation-area houses with porch rights. In Scotland that designation is a reason to apply.
Does an 80 cm projection use Scotland’s 1 metre allowance?
Circular 1/2024 treats a canopy attached to the house, with or without walls, as enlargement. Class 2B’s 1 metre allowance therefore does not cover an attached door canopy. An 80 cm sheet is under a metre and is still fixed to the wall. Check the porch class, or apply, rather than using a retailer metre rule.
If the house is listed, is planning permission enough?
Listed building consent is separate. Historic England ties it to work that affects the special interest of the building. A council page such as Southampton’s includes porches and fixings, and it warns that unauthorised work can be an offence. A permitted-development answer does not cancel the listed-building question. Ask before you drill.
How do you check an Article 4 direction?
You look it up. Historic England notes that an Article 4 direction can remove permitted development. The direction is specific to a place, and the age of the houses is not a substitute for the council’s map. If the map is unclear, ask the planning authority before you order the brackets.
